Our team has partnered with Housing for Nevada, who will be teaching the HUD approved Education course. This course is the pre-requisite for all the Down Payment Assistance Programs.
You can receive up to $40,000 for down payment assistance and or renovation for purchase on foreclosures in Las Vegas and Henderson. Our goal is to prepare our potential buyers for this money by getting them pre-qualified, enrolled, and ready to purchase and utilize this government money.
30 Million dollars in Federal funds are available for Clark county residents to purchase Bank owned homes. Recipients must meet certain income guidelines.
Our team is partnering with the city and non- profit organizations to help buyers obtain these properties. If you are a First Time homebuyers you also may be able to receive an $8000 TAX CREDIT that is only available for purchases before December 1, 2009. One of the positive aspects of this market is homeowners with payments similar to their monthly rent. Housing for Nevada's program assists them with rehabilitation, inspections and home warranties if applicable. This class is also a pre-requisite for the Neighborhood Stabilization Program.
This 8 hour class is a requirement for buyers by most down payment assistance agencies. Buyers who attend a HUD certified Home Buyers Education Class with Receive a certificate of completion good for 12 months. Also you will be required to attend a HFN Orientation class.
To be approved for this program you must meet the following:
- Homebuyers must complete the HUD approved 8 hour First Time Homebuyer Education Program and receive one-on-one counseling
- Buyers must meet income and minimum requirements
- Must be foreclosed property in targets area (Las Vegas, North Las Vegas and Henderson)
- Money available in form of a grant can be used for mortgage buy down, down payment, closing cost and rehabilitation
- Prospective home must be owner occupied
- prospective buyer can't currently own house or property
- Loan is forgiven if homebuyer stays in property for 15 years
- Repayment requirements apply if home buyer moves or rents the property prior to the end of the 15 years
